White Gate Realty’s FSBO Marketing Program enables your home to be listed on the MLS and accessed by nearly all REALTORS who represent potential buyers looking to buy a home in your area. The MLS is a private local network of homes for sale that nearly all REALTORS use to find homes for their buyers. Home sellers were previously unable to present their home in an MLS Listing unless they paid 6-7% of the home's selling price to a REALTOR/Real Estate Broker as compensation. MFRMLS (the MLS serving Central Florida) requires that sellers cooperate with agents and compensate those whose buyers tender an offer. However, the compensation fee is negotiable. ... Comparative Market Analysis (CMA) A Comparative Market Analysis (CMA) is a written report comparing your home to other homes of like size that are situated within close proximity of your home and have similar features. The comparable houses may be currently on the market, in the public records, or listed within the MLS as active, pending sale, or sold. The CMA shows how long the house was listed until date of sale and may also take into consideration houses which failed to sell. By carefully analyzing comparables and their respective prices, upgrades, or lack of upgrades, and current market conditions specific to the area, a REALTOR/Real Estate Broker will help to determine a successful market price for your property.
